We will introduce case studies of ESCO projects that are fundamentally based on covering all costs (construction costs, interest, expenses of ESCO operators) with the savings from reduced utility costs achieved through energy-efficient renovations. At Kawachi Yakuhin, temperature sensors were installed in the store to implement intermittent operation to avoid excessive cooling and heating. Additionally, by adding an initial illumination correction function to the lighting, energy savings were achieved while maintaining a constant brightness in the store. After the introduction of the ESCO project, they successfully reduced annual energy consumption by 16.1%. At the Chofu City Hall, various energy-saving methods were implemented, including the renovation of gas absorption chillers to high-efficiency blind heat pump chillers and ice thermal storage. Yokohama Sogakukan High School is actively engaged in energy conservation, and as part of this effort, we renovated the lighting in the gymnasium last autumn. In the lighting renovation, we compared LED and HID lamps, and replaced the existing 700W metal halide lamps with high-ceiling lighting fixtures using FEC Seralux Ace 360W as the light source, achieving significant energy savings. By keeping the number of installed units the same, we reduced power consumption by about half, which lowered running costs while increasing average illuminance by approximately 1.5 times, creating a bright and comfortable visual environment.
