This property has been in use for 50 years and has experienced red rust corrosion deterioration due to the use of galvanized steel pipes (SGP). The heat source equipment of the Imperial Theatre uses steam boilers and turbo chillers, and since the theatre dislikes noise, the heat source is installed six floors underground. Additionally, most of the piping is located within concrete, making pipe renewal work extremely difficult. To improve the current situation where significant deterioration due to red rust in the piping has progressed after 34 years since its construction in 2000, the "NMR Pipe Protector" was installed to convert red rust to black rust and rehabilitate the piping. The air conditioning chilled and hot water piping installed throughout the famous bookstore building in Shinjuku was at risk of deterioration due to red rust. In 2005, 41 years after its construction, a "NMR Pipe Protector" was installed on a 200A diameter pipe before the heat source pump to prevent the deterioration of red rust in the piping and convert it to black rust, thereby extending the lifespan of the piping to match the lifespan of the building. This property is 14 years old, and there has been significant red rust blockage at the joints of the dissimilar metal connections in the hot water supply pipes. To prevent future piping rehabilitation and renewal work, we adopted the "NMR Pipe Protector," which costs less than one-tenth of that, before the red rust blockage progressed any further. Before the installation of this product, the amount of black rust in the piping was 0.9%, but after 6 months of actual operation following installation, it increased to 16.9%, a relative increase of 1877.7%. The reduction of red rust to magnetite (black rust) has been demonstrated. Additionally, updating the piping requires a huge cost, and the necessary water outage work during the piping update could not be carried out due to business operations within the building, making it impossible to repair the piping. The hot water supply piping in this office building uses galvanized steel pipes (SGP pipes) as the piping material, and serious red water due to corrosion deterioration occurred throughout the building. According to water quality tests, the iron content in the hot water supply in the early morning was high at 5.2 mg/l, so a "NMR Pipe Protector" was installed to prevent red rust and extend the life of the hot water piping. The building housing the famous bookstore in Shinjuku is always bustling with many people. About 20 years ago, we were troubled by the deterioration of the air conditioning chilled and hot water piping due to red rust. Because asbestos was used in the ceiling, it was practically impossible to carry out piping replacement work. As an alternative to replacing the piping, we introduced the 'NMR Pipe Protector,' a device that can be installed on the outside of the piping to extend its lifespan by over 40 years. A pipe inspection, which involves removing a section of the piping for examination, was conducted 19 months after the installation of the NMR Pipe Protector. The results showed no signs of red rust corrosion on the inner surface of the piping, and the transformation of red rust to black rust was confirmed, indicating a very good condition of the piping. Due to significant concerns about the corrosion of the hot spring water piping in this facility, an "NMR Pipe Protector" was installed as a countermeasure when the building was 38 years old. Analysis results of the amount of black rust after installation have demonstrated that the "NMR Pipe Protector" effectively prevents the progression of red rust and promotes the formation of black rust. The amount of black rust before installation was 0.9%, but it increased to 16.9% after 6 months of actual operation, proving the reduction of red rust to black rust. In the future, if all the red rust in this piping turns into black rust, piping replacement will not be necessary as long as external corrosion does not occur.
